Two very different buildings that look similar from the road

Pole barn (post-frame) Posts are buried 4 feet below frost line. No traditional foundation. Faster to build, lower cost per square foot, easier to insulate later. Excellent for 24x32 and larger.

Detached garage (stick-frame on slab) Engineered concrete pad with frost-protected footings. Conventional 2x6 walls. Higher cost, longer build, more finish-friendly. Better for under 24x24 or anything that needs to match house aesthetics.

Cost comparison (2026 Norfolk/Oxford County pricing) - Pole barn 30x40 metal-clad: $42,000–$58,000 turnkey - Stick-frame garage 24x24 with siding: $48,000–$65,000

Permitting Both require Norfolk or Oxford County building permits. Pole barns over 600 sq ft also need engineered stamped drawings — we coordinate this for you.
